Timing

A good quality property will attract buyers all year round. Although historically Spring is the optimum time to sell a home in the Western Suburbs, the issue of timing appears less critical today than in the past. Seasonal fluctuations are best considered in conjunction with market conditions in determining the best time to sell your property.

Market conditions may change due to many factors such as interest rates, employment and rises in the cost of living. These factors will influence both buyer and seller demand.

The time to sell a property that is accurately priced will vary. Current REIWA statistics indicate that the average selling days for home in the Western Suburbs will be about 73 days. Prior to placing your property on the market you should ideally allow an additional 2 weeks to prepare the property, have professional photographs taken and prepare the marketing material.

Method of Sales

When it comes to selling your property, there are 3 popular methods to choose from:

  • Private treaty (sale)

    this can either be by way of a specific price point or calling for ‘Offers’.

  • Auction

    there is much evidence that an Auction can be the most effective way to achieve a premium price. Auctions create a sense of urgency and provide three chances to sell the property (before/at/after auction day). Most Auction campaigns will run for four weeks.

  • End date sale

    this is similar to a public tendering process, where all offers received by a certain date are presented for consideration.

Each alternative method has its own advantages and it is advisable to speak to your Agent about the benefits of each method and which method is more suitable to your specific situation.
